Scope of Work: 

The Leasing Specialist is responsible for the daily activities of leasing in accordance with organization policies and standards.




  • Administer the leasing of property. 
  • Develops, coordinates, manages, and monitors legal contracts and agreements for facilities. 
  • Evaluate requests for changes to lease agreements and sub-leases, ensure compliance with lease terms and conditions, and resolve problems and conflicts with lessees.
  • Provide technical expertise in the development of lease agreements and related documents; review and approve work; provide training and direction; resolve unusually difficult or complex problems.
  • Review lease drafts to ensure compliance with applicable policy and guidelines and/or identify potential problem areas such as unclear contract language or inadequate special covenants.
  • Service clients’ needs about property and leasing information, manage paperwork corresponding to leasing agreements.
  • Reviews and negotiates lease transactions and agreements.
  • Coordinate leasing activities with other department personnel, government agencies, attorneys, surveyors, appraisers, or members of the general public.
  • Ensures that department milestones/goals are met.
  • Adheres to budget approvals.
  • Oversees the completion of all necessary paperwork.
  • Ensures proper customer service.
  • Develops and implements policies and procedures to improve efficiency and profitability.
  • Monitors trends for competition in the marketplace.
  • Maintain regular attendance. 
  • Perform other related duties as assigned. 



Minimum Requirements

  • As a federal contractor, THTBC is subject to any federal vaccine mandates or other customer vaccination and/or testing requirements. All new hires are required to report their vaccination status and employment is conditioned on meeting all customer and contractual requirements.
  • BS degree in Business Management or related is preferred.
  • Minimum of five (5) years experience in related area.
  • Considerable knowledge of statutes, regulations, and guidelines relevant to lands and facilities leasing, lease agreements and related documents, insurance regulations affecting landlord/tenant liability.
  • Considerable knowledge of principles and practices of contract/lease negotiation and administration; real estate survey, appraisal and description; and real estate and business law.
  • Skill in reading, comprehending, and application of statutes, regulations, and guidelines.
  • Skill in reading and interpreting standard insurance certificates, financial statements, maps, plats, surveys, construction plans and specifications.
  • Ability to gather information, analyze facts, and provide sound recommendations.
  • Ability to communicate effectively both orally and in writing.
  • Ability to establish and maintain effective working relations with a wide variety of persons
  • Must have strong skills in software programs like Excel, Word, Access, Power Point, etc.
  • Possess and demonstrate a courteous and positive attitude toward customers. 
  • Ability to follow policies, procedures, and operating instructions. 
  • Demonstrated aptitude for successful completions of assigned tasks. 
  • Must possess strong organizational skills and a strong ability to multi-task. 
  • Ability to work in a fast-paced environment handling multiple tasks in a given time and rapidly adapting to changing priorities and schedules under pressure of deadlines while maintaining acceptable performance standards. 
  • Must have and maintain a valid state driver’s license. 
  • Must be able to successfully complete a drug/alcohol test and a criminal record check.
  • Must have a safe driving record, as defined by Company policy, to operate a company vehicle. 
  • Must have practical knowledge of worksite safety, occupational hazards and standard safety practices. 
  • Duties will require frequent periods of sitting, standing, kneeling, walking, crouching, crawling, reaching, and balancing. Physically fit to bend, stoop, and lift in awkward positions and able to lift up to 60 lbs.
